We’re hiring a Project Principal to develop work in Miami and Palm Beach, shepherd the pre-construction process and lead the project team during construction through transition to the Service Department. Project Principals are Accountable for 100% success in every project they are involved with. In addition to meeting the expectations of Dowbuilt in work quality, estimate and schedule, this includes being accountable for the successful experience and satisfaction of the client and architect throughout the project. Technical and Managerial responsibilities can vary significantly from project to project depending on the size, location and project team.

WHAT YOU’LL DO

As a Project Principal, you’ll be responsible for:
Leadership

  • Demonstrate the level of commitment and work ethic you expect in employees by embodying it
  • Maintain awareness of, and reinforce use of all Dowbuilt Systems and documented SOPs
  • Represent the company in the community and on each project by establishing and nurturing professional and personal relationships with architects and clients that are built on trust and respect
  • Collaborate with Talent Acquisition Team to interview and place project management and superintendent team members for assigned projects
Business Development
  • Adhere to Dowbuilt Criteria for developing work and apply it to applicable region
  • Partner with the Regional Principal or at least one other Principal in contract negotiations for new work
  • Update projects you are responsible for regularly in the Project List
  • Collaborate with the Marketing team on all business development related information and appropriate brand guidelines
  • Attend weekly Business Development and Principal Meetings

Project Team Management

  • Project Financial Performance
  • Responsible for individual project performance in all aspects
  • Partner with regional Dowbuilt partners to collaborate on manpower and scheduling
  • Responsible for providing consistent support and strategic leadership
  • Quality/Schedule/Estimate and ‘Promise’ to the client
  • Enforce the discipline of revisiting the Promise throughout the course of the project and to lead the team in further collaboration/clarification if necessary
  • Initiate process with Project Managers, Project Engineers, Superintendents and Operational Teams to align on strategies for project success at IPR meetings
  • Collaborate with the PM and Super to develop and implement plans for resource management – including team structure, scheduling, site crew, estimating resources, planning resources, etc.
  • Make Safety a priority, always. Set the example for safety at the highest level
  • Visit project site regularly, interact with crew and maintain regular contact with the clients
  • Participate in project close-out and turn-over
  • Lead the project team in terms of project/client strategy
  • Participate in client/architect/designer discussions in coordination with the PM 
  • Review all project purchase orders, discuss risks with PM, sign for approval
  • Identify potential subcontractors and suppliers, evaluate and provide feedback on subcontractor performance in company database

TRAVEL: Frequent local and national travel is required. 50-75% of time, depending on project locations.

WHAT YOU NEED TO SUCCEED
To be successful as a Dowbuilt Project Principal, you’ll need:

  • Bachelor’s degree in construction management, engineering, building science, or equivalent related professional experience
  • At least 10 years’ experience in construction (high-end residential preferred)
  • General knowledge of basic jurisdictional functions including permitting, inspections (including special inspections)
  • Ability to recommend appropriate consultants to support project
  • General working knowledge of Accounting/ERP software
  • Ability to read and interpret architectural drawings
  • Proficiency with MS Office Suite (Outlook, Excel, Word)
  • Experience with web-based solutions such as Smartsheet, ShareFile, Slack and Asana is preferred
  • Familiarity with Bluebeam and/or Adobe Acrobat is preferred
  • Valid driver’s license
  • Must be able to communicate clearly and effectively with a wide variety of people
  • Lead construction teams with a positive attitude and collaborative approach
  • Remain current on industry trends and innovations, share knowledge among project teams

ESENTIAL FUNCTIONS

  • Ability to work minimum Monday – Friday, 8:00am – 4:30pm, not including commute time
  • Must have reliable transportation to get to/from work safely and on time
  • Must comply with Dowbuilt’s drug and alcohol policy
  • Must pass a criminal background check and pre-employment drug screen
  • Demonstrates discretion and treats all proprietary company information as strictly confidential outside, and in some cases within, the company
  • Maintain the credibility of Dowbuilt by operating with integrity and accountability
  • Lead in ways that improve and promote quality throughout the company
  • U.S. work authorization
