We’re hiring a construction manager to step in as second-in command to the Regional and Project Principals, on Dowbuilt’s largest and most complex projects. CM's work closely with the Dowbuilt project team, as well as the OAC and others to ensure thorough and competent strategy, organization and follow-through of project schedule, budget, resource allocation, and documentation over the complete life cycle of a large build.
 

WHAT YOU’LL DO

  • Operate from a place of integrity, professionalism and diligence, always caring for critical relationships with our clients, partners, and in-house team
  • Maintain timely and effective communication with team, field, client, owner’s rep, design partner, etc.
  • Have a proactive, flexible, and responsive attitude when faced with partial blueprints, design developments, challenges, opportunities and changes
  • Identify potential subcontractors and suppliers, evaluate and provide feedback on subcontractor performance in company database
  • Identify, qualify, and manage subcontractors including RFPs, bid management, contracts, scope of work, build work completion, payment, evaluation, safety compliance, retainage, and close-out
  • Participate in company growth, community engagement and cultivating milestones in-keeping with company strategic objectives
  • Establish and cultivate professional and personal contacts in the building industry
  • Identify potential marketing leads to principal
  • Represent the company in professional and charitable organizations
  • Remain current on industry trends and innovations, share knowledge among project teams
  • Mentor Senior Project Managers and Project Managers
  • Delegate responsibilities to team members whenever appropriate
  • Support recruiting and interviewing efforts in concert with the Regional Principal and Recruiting team
  • Regularly review updates of the construction schedule
  • Oversee job cost reporting and tracking through use of Dowbuilt systems
  • Oversee the negotiation, writing and review all subcontracts using appropriate forms
  • Oversee change requests and the change order process
  • Meet on a regular, pre-scheduled interval or as needed with reporting and supporting positions for Employee Development Meetings
  • Oversee review and processing of all invoices and AFPs in a timely manner
Pre-Construction
  • Prepare pre-construction budgets and schedules with the superintendent and review with appropriate in-house team
  • Provide Value Engineering (VE) cost analyses and recommendations
  • Participate in preconstruction meetings
  • Coordinate with consultants, building officials and planners and needed
  • Strategize best approach to establishing team roles and responsibilities
Construction
  • Oversee appropriate Dowbuilt team correspondence with owners and architects.
  • Oversee job cost review process regularly with PM and Superintendent to identify any line items projected to exceed the budget
  • Check in regularly with Project Managers and adjust task, goals and milestones
  • Oversee issuance of RFP's, distribution of plan documents to obtain bids from subcontractors, and weigh in on subcontractor bid leveling, as needed
  • Oversee materials-related activities including submittals, change orders, take-offs, pricing, and orders
  • Oversee project documentation including owner’s manual, submittals logs, job logs, safety documentation, project communication files and permitting
  • Oversee shop drawing review process for windows, cabinets and other building elements as needed
  • Lead owner/architect meetings and ensure thorough documentation and communication of expectations and associated deliverables.
  • Oversee preparation of documents for Client Project Review meetings, typically monthly
  • Review/approve documents before submitting for Internal Project Reviews
  • Oversee documented information exchange with architects, including RFI’s, submittals, ASK’s, drawing updates, etc.
  • Oversee subcontractor and vendor reporting and tracking through use of Dowbuilt systems.
  • Champion Dowbuilt safety systems and ensure processes are adhered to.
  • Work with Superintendent to evaluate and refine labor needs through lifecycle of a project.
  • Work with PM’s  to ensure accurate and complete project billings are generated with accounting department
Post-Construction
  • Oversee Owner’s Manuals are preparation and ensure delivery.
  • Oversee Project Closeout procedures are followed for all projects (warranties, extra materials, finish schedules, as-builts, etc.)
  • Conduct post construction project occupancy review
  • Partner with PM’s as Service Liaison to transition completed project to Service Department as needed
  • Work with Accounting Department to review final deposit balance and any funds to be returned to the client
  • Verify that all final lien releases are in place before issuing any final payments or releasing retention
  • Maintain ongoing relationship with clients and architects

WHAT YOU NEED TO SUCCEED

To be successful as a Dowbuilt construction manager, you’ll need:

  • Bachelor’s degree in construction management, engineering, building science, or equivalent related professional experience
  • At least 5 years’ experience in residential construction with a successful history of large-scale project completions.
  • At least 15 years’ experience as a project manager with experience managing projects in value of $25 million and beyond.
  • Must be able an exceptional communicator with high emotional intelligence.
  • Must have a successful track record of managing project financials in a variety of systems, for budgets in excess of $25 million
  • General working knowledge of Sage 300 CRE PM and Cost Controlling Modules (ongoing training provided)
  • Proficiency with MS Office Suite (Outlook, Excel, Word)
  • Experience with web-based solutions such as Smartsheet, ShareFile, Slack and Asana is preferred
  • Familiarity with Bluebeam and/or Adobe Acrobat is preferred
  • Ability to read and interpret architectural drawings
  • Valid driver’s license
  • Respect, honesty and excellent communication with all team members, subs, vendors, and partners.
  • Ability to lead, mentor and counsel construction teams effectively, and with equity and inclusion in mind.
  • Experience navigating disciplinary actions for large teams in coordination with Human Resources
  • Enthusiasm for fostering an inclusive work environment, leading diverse teams and a commitment to increasing equity for all employees
