Service Superintendent

New York - Long Island, NY - Full Time

We’re hiring a service superintendent to plan, manage, and execute a variety of projects and work within occupied high-end residences on Long Island - East Marion and the Hamptons.

Dowbuilt service superintendents have the eye of a craftsman, the foresight and communication of a project manager, and problem-solving skills to deliver outstanding results while demonstrating our value and commitment to our clients. Service superintendents must be able to collaborate and work with a wide variety of people inside and outside of the business to develop projects and provide the best solution for our clients.

WHAT YOU’LL DO

  • Manage service work and maintenance for a list of residential properties, typically 6-12 locations. Serve as the primary point of contact for all service and maintenance requests for assigned clients, managing the client relationship in between their remodel and new-build projects.
  • Identify and meet with new potential clients to assess needs, assign resources and introduce the Dowbuilt Service program. Collaborate with Senior Service Manager to draft and finalize proposals, service agreements and estimates for client acceptance.
  • Proactively manage routine and preventative maintenance needs of assigned properties. Establish schedules and plans and propose solutions to clients based on the unique needs of their home. Assist and consult with clients, staff and designers to develop scopes of work.
  • Build relationships with subcontractors in a variety of trades, industry professionals, partners, and colleagues. Collaborate with Dowbuilt’s network to research, plan for and propose options and solutions to clients for complex issues.
  • Serve as the Competent Person while overseeing work at assigned properties. Identify and address hazards, conduct regular safety meetings and site orientations, and ensure all Company and regulatory safety standards and procedures are in place and strictly administered.
  • Schedule self, subcontractors and Service Foremen to execute client requests and routine maintenance. Collaborate with clients and their staff to ensure work is minimally invasive. Maintain shared digital calendar of all client appointments in accordance with department and regional policies. Identify and communicate schedule gaps in advance and maintain service lists for each property to maintain a minimum of 37 billable hours per week.
  • Conduct subcontractor meetings and site walk-throughs to develop and review plans and specifications. Supervise and assist subcontractors while working at assigned client homes to ensure our quality standards are met. Confirm that all work is completed and satisfactory within established scopes of work.
  • Maintain and clean company service vehicle, tools and equipment in accordance with Company policies.
  • Submit material purchases and timecards in accordance with company policies and deadlines, including accurate job and cost coding. Communicate coding requirements to subcontractors, vendors and Dowbuilt field team members for assigned properties.
  • Collect and maintain accurate and thorough property information including measurements, specifications, drawings, photos, maintenance and project plans, and service lists. Store information securely on company approved digital platforms.
  • Provide accurate property, project, schedule, and client information to Service Manager. Assist Service Manager with creation of scopes of work, estimates, subcontractor contracts and other required documents.
  • Collaborate with Senior Service Manager to provide regular written updates to clients on status, questions, decisions, and changes. Prepare and submit daily written field reports with hours worked and a summary of the work performed at each property.
  • Prepare, execute, and maintain all subcontracts, Certificates of Insurance, AP set up and payment processes, and other required subcontractor documentation for all service accounts.
  • Maintain client and property records in accordance with departmental guidelines and company policies. Ensure accurate information is entered and maintained in department CRM, accounting and document management systems.

WHAT YOU NEED TO SUCCEED

To be successful as a Dowbuilt service superintendent, you’ll need:

  • At least 5 years of residential construction experience – high-end and/or finished homes preferred.
  • Safety: Complete or possess appropriate safety training commensurate with position and location. Maintain OSHA 30 and CPR / First Aid certifications; prioritize safety and security of self, employees, clients. Maintain a safe clean and organized work site: pick up all tools and equipment, and secure job site each day to eliminate potential injury to self and others.
  • IT Systems: Demonstrate computer literacy; experience using Microsoft Office software is required (Outlook, Word). Experience with web-based solutions ( Smartsheet, Egnyte, Slack and Trello), Bluebeam and/or Adobe Acrobat is preferred
  • Technical knowledge: Maintain a working knowledge of local building codes and required inspections. Able to read and interpret residential technical drawings. Knowledge of care and maintenance of interior and exterior finishes, including flooring, drywall, metal, concrete, stone, cabinetry hardware, doors and windows, and drainage systems strongly preferred. Possess technical and working knowledge of building methods and construction practices:
    • All phases of carpentry
    • Excavation / site layout
    • Building envelope/weatherization systems
    • HVAC, low-volt and high-volt electrical, and plumbing systems
    • Wall repair, patching, finish and painting (to PDCA standards)
  • Demonstrates courteous, professional communication in writing, in person and on the phone. Actively listens, takes notes, asks for help and suggests solutions. Demonstrates effective and timely communication with all stakeholders in accordance with company standards:
    • Clear—main ideas easily identified and understood.
    • Concise—gets to the point without using unneeded words or images.

    • Persuasive - refer to objective criteria such as industry practice, project limitations and precedent.

  • Supervisory Skills: Be a team player and foster a positive and constructive attitude and environment onsite.
  • Work Standards: Consistently work toward a high level of quality, accuracy and efficiency. Able to effectively care for client occupied homes and execute work with the utmost attention to detail and client satisfaction. Able to manage labor and resources to meet agreed upon budget.

The compensation for this position is: $75,000 - $115,000 annually
